The concept of the building

Construction is defined as a residential commercial building with two underground floors, ground floor and eleven floors above ground. Levels -2 and -1 are designed as parking garages. Public offices with stores various uses are located on the ground floor. The residential part extends from 1st to 11th floor. The last floor coontains duplex apartments. Apartments are different sizes and structures.

Garage

Garage has no public character and serves only the needs of the user. There are 200 parking spaces provided for tenants and users of business premises. The entrance to the underground floors is secured from the street Džemal Bijedic, and entrance/exit covered ramp is located inside the building lots.

Termotechnic instalation

Heating

Heating the residence will be performed out users own boiler rooms, located in in the underground levels of the building. Energy sources are gas and biomass, and the reading of the meter is carried out for each apartment. Apartments and spaces will be heated using radiators. As an option beyond the standard offer is underfloor heating, floor and electric heaters in the bathrooms.

Cooling 

Each apartment has air conditioning split type placed in the living room, that allows not only cooling, but heating too.

Ventilation 

It is performed in washrooms and other areas without natural ventilation.

Utility bills

Finishing works and equipment

Walls

The exterior walls are made of brick block, while the walls in between the apartments and the staircase hall are maid of reinforced concrete 20 cm thick. In places possible merging two apartments, the walls are made of brick.

Doors 

Every apartment has fire-resistant doors that are also secured against break-ins. Frame is made of steel profile and mounted on the wall with metal anchors.
