Technical description

1. PROJECT TASK

The subject of this project is the construction of residential and commercial building (Object "C") in the residential and business complex "Nova Island" under the regulation plan Alipaša's brigde (Alipašin most) VII. This facility (Facility "C") is a free, permanent character project. Constructive dilatation from adjoined building in the basement designed to also be built as a part of the complex "Nova Otoka". Floors facilities: two floors basement, ground floor and 12 residential floors. The basement floors are designed as parking spaces, ground floor contains offices, while the 12 floors above the ground floor are planned as housing units.

 

2. DESCRIPTION OF LOCATION

Location of the complex is Džemala Bijedica No.129. Within the respective plots and basement levels, vehicular traffic is solved at a standstill and also input-output ramps in the garage are solved, as well as vertical transportation to different levels. Object orientation in the longitudinal direction is east-west.

 

3. DISPOSITIONAL SOLUTION

The ground floor is solved at the level of the complex ? ? Nova Island and planned for all objects (A, B, C and D). Entrances to the building are resolved so that the basement garage floor access through entry-exit ramp, more precisely, the two ramps in the complex, one of them is located along the building "D", which is accessed via the road to the east and north side of the plot, and the other one with object B. Vertical communication provides access to the basement level of the building.

On the basement are located parking spaces and room for hydroelectric plants and other installation systems. The ground floor is designed under the whole complex but is divided and dilated by objects.

Parking is solved in the framework of the plot (on the floor), in the basement (two underground floors of parking space) and around the facility as part of the regulatory plan Alipaša's brigde (Alipašin most) VII.
When designing the parking space it has been planned to achieve the maximum number of parking spaces that could fulfill all the needs of citizens for parking on this block, provided regulatory plan Alipašin most VII. In the basement the size of parking spaces corresponding to the existing standards and norms.

The ground floor is designed as a business floor consisting of business premises that are functionally independent. Offices are designed to meet the needs of its purpose, and all the necessary facilities for a functional and comfortable life for tenants are provided. On the ground floor there are also designed entrances of the building, primarily the two staircases with two elevators. Entrances in the residential part of the building "C" have been projected on the north and east side of the plot over the roads projected regulatory plan Alipašin most VII.

Housing units are resolved on 12 residential floors. For these levels, as stated, are designed staircases with elevators that provide access to 11 floors and a corridor through which access to the residential units. Access to the 12th floor is reached via the stairs inside the duplex apartment. All elevators in the building are built with fire program which in case of fire automatically lower into a ground floor. Vertical communications and staircases are ventilated through the windows at every intermediate platform within residential floors and through the hole on the back panel for accessing the elevator box and continues to the roof level.

The ceiling height of the basement level is 3.00m or 2.70m below the beams, the ceiling height the business premises is 4.00 m, the same height in the entrance of the residential floors. The ceiling height in residential units is 2.60m. Total height of the building, from the ground level to the upper edge of the attic totals 40.00m. FFL last residential floors at a height of 36.10m so that the object belongs to the category of objects of height in between 22 and 40 meters and also is accordingly designedm respecting all fire regulations and standards for this category of objects.

The plateau around the facility with which ensures entry to business premises is paved, as well as roads and parking areas.

 

4. CONSTRUCTION

The structural system of the building consists of AB walls that are interconnected AB bracing walls in the transverse direction. Thickness of the AB plane trees on the floors is 20 cm, while the thickness of reinforcing walls is 20 to 30cm. In the basement floor the thickness of the primary load-bearing walls is increased to 40cm, while the cross-bracing walls in the basement walls are reduced to segments of the upper floors, plus the thickness of 50cm.

Residential and commercial building "C", contains two basement floors which are designed as parking space, and also ground floor and apartments from 1 to 12 levels. Foundation of the building is the basic counter-panel thickness of 100cm (30 MB) in the horizon of the gravel material at a depth of approximately 750cm from the relative elevation + 0.00m. Below the base plate to the smeared and uravnjenu gravel surface, sets a concrete foundation to waterproof 10cm thick, MB 15. For AB design employs 30 MB in all positions except for the pillars in the basement and ground floor of which MB 40th Loads of static analysis are taken to bulk density materials used and the technical regulations for loading of buildings.

 

6. EXTRACTION

a) OPENINGS
All facade openings in residential units are closing ALU / PVC locksmith (a combination of aluminum and anodized aluminum on the outside) made of six-chamber structure of profiles with a thickness of 90mm. The same is equipped with quality fittings to open the vertical and horizontal axis and glazed thermal insulation glass thickness of the three layers 4 + 12 + 4 + 12 + 4 mm.
Open the ground closes metalwork in anodized aluminum (profile FEAL or ALPRO 60S). Internal openings in housing units are being closed wooden windows and doors (wooden filling + natural oak veneer). Sills on the openings on the inside and the outside of the PVC plates fixed Purp foam. All openings were detailed and described in the schemes of carpentry and hardware that are part of the project.

b) WALLS AND CEILINGS
Inside the building are designed AB walls and walls made of brick. AB walls of the ground floor and residential floors are smoothened and the final color-dispersion painters colors in two coats. Partition walls are brick and are building it; d = 20 cm all facade brick walls, d = 20 all partition walls between apartments and inner walls of the ground, d = 12 all the walls in the apartments and the walls of toilets offices. Anticipated processing of masonry walls is machine plastering, fairing and painting-dispersion painters colors in two coats.
The walls of the garage area are colored in matt white facade paint. Exceptions are the walls of vertical communication and staircases in residential floors processed EDEL-Putz mortar drafting socle height of 1.0m. The ceilings in the basement are painted with the colors matt white facade paint. On the ground floor, and the premises are predicted ceilings of plaster ceiling planks with visible metal frame. In residential units it's planned smoothed ceilings and painted dispersive in two coats of plain paint.

c) FLOORS
As part of the floor level is performed underlay (screed) d = 4.8 cm on a layer of thermo-acoustic insulation d = 3cm. The flooring are distinguished by the use of the premises, the characteristics of resistance, and maintain the desired level of treatment.
In the basement floor is polished by grinding machine. The ground floor of the building is tiles with stone flooring granite slabs, which are laid in the adhesive for ceramics, as well as in the common areas on the residential floors. In residential units processing depends on the use of space so that living rooms and bedrooms with parquet handle that final ground and painted in three layers. In the kitchen, bathroom and hallways floors are tiled with tiles in the adhesive. On the balconies and loggias finishing is in form of the anti-skid ceramic adhesive in the sub-floor (screed).

d) FACADES
The building on the outside is coated in thermo-insulating facade (Extruded Polystyrene-EPS 10cm thick with a base layer, the reinforcing mesh and the outer layer of glue and Diblu fixing the facade at the plate on which the final picks silicate mortar d = 2mm, tinted optionally by investors . As part of the facade there are also processed window sills of hard PVC with drip edge grooved. As part of the balcony and balcony railings there are fences made of glass. At the foot of the building plinth is processed by pulling KULIRPLAST mass on pretreated and impregnated surface of STIRODUR-board.

e) ROOF
The roof is designed as a composite, as shown in the graphic part of the project. Roof planes are formed altering fir / spruce timber. On the floor level of the roof there is designed thermal insulation layer (glass wool 10 cm thick with polyethylene foil). Over rafters sets Tyvek foil, and planks in size 8x5cm with a steel trapezoidal sheet Master 40/200. As part of the roof is performed system collecting gutters made of galvanized sheet steel color that bind vertical gutter runs of steel Ř 100mm. All penetrations through the roof plane (air vents, hydro vertical) is flashing sheet color. Vertical chimney above the roof are coated with a layer of glass wool and processed flat-bottomed color. The walls and ceiling lifts are clad with trapezoidal sheet in color with all the flashing elements.
